New development on
Valley Mills Drive gaining tenants

Four tenants have signed 10-year leases in Lakewood Center, a development at Wooded Acres and Valley Mills drives where construction on an 8,500-square-foot anchor soon will begin.

Developer Gordon Harriman III said he now is eyeing other sites along Valley Mills Drive.

Harriman’s Crawford Austin Properties bought the site where crews demolished the former Allen Samuels Dodge Chrysler Jeep Ram dealership. The tenants that have made commitments include:

  • Smashburger, a restaurant chain founded in Denver five years ago that is quickly growing in popularity.
  • Fantastic Sams, a Massachusetts-based hair-care chain that has more than 1,200 salons.
  • Mama Fu’s Asian House, an Austin-based restaurant chain.
  • Palm Beach Tan, a Coppell-based chain that has a presence in more than 24 states.

“We had a hodgepodge of companies interested in Waco, and a lot reached out to me when we closed on the purchase of the dirt,” Harriman said. “We were selective and wanted Waco to have names it had not had before.”

He said crews should have the space ready by February, and tenants will have 90 days to customize it.

Crawford Austin has enough land left for a 5,000-square-foot building, and real estate agent Mike Meadows said he is negotiating with “two or three prospects that would be new to Waco.”

It sold land next door to the planned Lakewood Center site to Aldi, a German-owned, no-frills grocery chain that is erecting a 16,000-square-foot store that should open by December or early January, Harriman said.

“I did a lot of research on Aldi before I made a deal with them, visited several stores in the Dallas area,” he said. “It’s a neat concept, and I’m really looking forward to the opening.”

Harriman said he is seeing growing interest in retailers wanting to enter the Waco market.

“At first, all the calls were from restaurants, but now I’m feeling very good about the commercial real estate market in Waco over the next two or three years,” Harriman said. “Within a year or so, I’m hoping to make other deals along Valley Mills Drive. I’m looking for older properties to rehabilitate or tear down to rebuild.”

One large property at Lake Air and Valley Mills drives sits idle and another will become vacant.

Richard Karr Motors is building a new dealership on West Loop 340 to sell Buick, Cadillac and GMC products. Karr will leave behind property he leases from Frank Weaver Jr. of Georgetown.

Weaver told the Tribune-Herald in October he has been approached by prospective buyers, but he has not yet decided if he will sell the site.

Meanwhile, the vacant Guaranty Bank building across Valley Mills Drive from Richard Karr Motors has been bought by Bank of America, which reportedly will relocate its Bosque Boulevard location there in early 2014.

Over $500,000 Raised for Cystic Fibrosis

Crawford Austin just held the 10th annual Cystic Fibrosis golf tourney and raised over $40,000.00 this year and say that over the 10 year period over $500,000.00

Former Waco Dodge property sold,
will be developed once Samuels' lease is up

Dec. 17--The building at Valley Mills and Wooded Acres drives now serves as home to Allen Samuels Chrysler/Dodge/Jeep, but it likely will be demolished to make room for stores and restaurants.
Crawford-Austin Properties, Inc. has signed a contract to buy the building, company president Gordon Harriman III confirmed Wednesday. But its development plans must wait until Samuels' lease on the property expires.

Harriman said he will acquire the entire 4.2-acre site that Sam Nay's Waco Dodge once occupied.
He will take the complex "down to dirt," making room for 13,000 to 15,000 square feet of retail space and two restaurants.

But he can't lift a shovel until Samuels' lease expires in 2011. Samuels is leasing the building from Sam Nay, who had a 39-year relationship with Chrysler that ended this year when the financially troubled automaker named Waco Dodge one of 789 underperforming dealers nationwide and refused to renew Nay's franchise.

Nay disputed Chrysler's assessment, but when the company granted Samuels permission to sell all three Chrysler brands -- Chrysler, Jeep and Dodge -- Nay agreed to lease the Waco Dodge space to him.
Chrysler made no secret of the fact it would give preference to dealers who sold all three under one roof. So it pulled Marstaller Motors' license to sell Jeep products and Jeff Hunter Motors' license to sell Chrysler vehicles.

In the long term, Samuels plans to build a new dealership on West Loop 340, where Foxworth-Galbraith Building Materials now operates. He will level Foxworth-Galbraith, which will open a new store nearby.
Harriman said he could not resist the potential of the Valley Mills and Wooded Acres drives location.
"I think that is the premier hard corner on Valley Mills Drive," Harriman said.

He said he believes he can attract five national-name tenants to that corner, but he declined to speculate on the type of retailers that might locate there. He will make outparcels available for restaurants or other users.

Mike Meadows with Kelly Realtors will serve as his leasing agent, Harriman said.

Holly Dunham, Nay's daughter and a partner in the family's land holdings, said, "Obviously, I have mixed emotions because Waco Dodge was a part of Waco and our lives for 40 years, but it's time to move on."
She said she wishes Crawford-Austin Properties, Inc. success in its venture.

"I hope they bring a wonderful new restaurant to Waco, and maybe a great little boutique," she said.
The Nays still own and operate the local Hyundai dealership.
